Closed After 3 Years...Patience is a Virtue!

3 years ago I wrote an offer on a short sale for a buyer I had known for several years. I had sold a previous property for this buyer and now she was ready to buy another home.
The subject property was not inhabitable, but was located on a beautiful wide canal in the highly sought after Cooper City school district.
We went to contract, and the short sale negotiations began. After about 9 months the short sale was denied by the lender. The seller and listing agent wanted to give it another try with a different short sale negotiator, and the buyer was willing to try again as well. So the contract went to another title company who would negotiate, and we started all over. After about another 9 plus months the short sale was again denied, and so the property was going to go to foreclosure.
The buyer was very disappointed, as she had gotten to know the neighbors, and just loved the location of this property. After this short sale fell through, we began to look for another house. After over a year of several other unsuccessful contracts, this property came back on the market as a foreclosure.
My buyer was absolutely certain that she wanted this house, and I was determined to get it for her! I stuck with her and she stuck with me... that says a lot about loyalty and staying with someone who has done so much work for you.
After finally going to contract on the foreclosure, we waited, and waited and waited! There were so many title issues that needed to be cleared up, that the sale took almost as long as a short sale. But, we made it happen, and we closed....after 3 years!!
It was so rewarding to see how happy the buyer and her family are! They got the house they dreamed of, and the house they have a vision for! It needs a lot of work, but after everything this buyer has been through, they deserved to get the house that they wanted, and I am so happy for them.
There is also something very special about the property around this house....there are Burrowing Owls on the property. Burrowing Owls are a protected species, and great care must be taken in the area of their nests. They burrow under ground and the area must be roped off. These are lucky owls, because the new owners are not only excited about the vision for this home, but are equally excited about watching the owls and taking care of their protected space!
